Rabia and her team were nothing short of excellence. There are several reasons why. I recently (less than a month back) had the expereince of the whole buying process with Rabia and her team. She is very professional and at the same time not pushy.For example, instead of coming with us to every open house, she would allow us to look at houses and the if we short list one, she is in full action. Jumps right in and goes sees the house with us and calls out any thing that needs to be fixed, negatives, positives etc. Then comes the offer stage. Since she has a wealth of knowledge and experience, she is able to quickly decide on what a starting offer on a house would be. In my case it was only once back and forth and the offer was accepted. Once the offer is accepted, she is actually even more aggressive making sure we have all the right parties aligned, be it the escrow, loan specialists and seller. Toward the rear end of my house closing, I had to get some pictures for an insurance quote and from the time I called Rabia, it was all done in less than an hour. She is always in touch with the sellers team and keeps sending us useful info on repairs done, receipts, videos etc. Once the offer is done, the handover is very smooth. She makes sure, we get all the notes from the previous owner on things like utilities, any special equipment in the house. I had no reason to contact the seller team on any questions. I can also gurantee that she is a step advanced when it comes to selling. Although I have not sold a house, I live in an area where she is truly #1 and have gone to her open houses and I wanted to buy every one of her listing. It is that well done. We recently closed on our first home with the help of Vivian and cannot recommend her highly enough! During the process, we have appreciated her prompt communication, wealth of knowledge, and generous patience in guiding us as first time buyers. The daunting process was made so much smoother by her guiding questions, honest opinions, and recent market experiences. We never felt as if she was pushing us to buy or bid outside our comfort zone, and felt confident that she had our best interests in mind as she worked tirelessly to advocate on our behalf. She even hired a handyman to fix a couple of small things in our new home and has made a number of trusted recommendations (inspectors, movers, etc). We chose Rabia on the recommendation of longtime friends who had worked with her to sell their home, less than a block from ours, in the previous year. Rabia was very thorough and clearly knows the best ways to advertise and publicize the real estate she represents. She is a detail person who takes care of whatever needs to be done, throughout the preparation for sale. We were pleased with her choices for staff to paint, clean & stage our home. She worked with us as our date to go on the market shifted by a couple weeks (due to some remodeling delays) and she was always empathetic to us. Selling a home we'd lived in for 31 years was sometimes bittersweet, and Rabia was a support to us from the beginning to the end. HIGHLY RECOMMENDED.

I no longer live in the area and she handled everything including move out inspection for the tenants, finding contractors to paint and install a new carpet and basically doing everything to get my house ready for sale. She has been extremely patient with me and answered all my questions throughout the process. She did a great job staging the home and the results speak for themselves.
